Christiana Meadows Rental Policy
Equal Housing
Non-discrimination on the basis of race, color, creed, sex, national origin, familial status or disability in accordance with the 1988 Fair Housing Amendment, effective 3/12/89 is the comprehensive policy of Christiana Meadows.
Availability
Based on availability of specific apartment on a first come, first served basis.
Income
Minimum gross annual income of $35,000 for a one bedroom, $45,000 for a two bedroom, $37,000 for short-term two bedroom and $48,000 for furnished (unless rent paid by employer). Allowances from parents, scholorships, study subsidies and/or inconsistent income such as alimony, commissions or tips will require written verification. Christiana Meadows does not accept Section 8 vouchers.
Rental Applications
To be completed by each adult who will reside in the apartment, without omissions or falsifications, and include a copy of the applicant’s valid driver’s license or photo ID and wage verification.
Credit Check
A complete check of credit history will be made.
- Residence – Present and previous residence must report prompt payment record and sufficient notice given. No evictions or apartment judgements will be accepted.
- Employment – Stable employment and income verification.
- Credit Bureau – Satisfactory credit bureau rating. Co-signers will not be accepted. No bankruptcies within five years of the date of discharge will be accepted and must have good credit rating those five years.
Renters Insurance
Must provide valid proof of renter’s insurance prior to moving in.
Criminal Check
A criminal background check will be run. No applicant convicted of a Class A Misdemeanor or Felony will be accepted.
Fees
- Application Fee – $50 per applicant must be paid for verification of information. This is non-refundable. All adults residing in the apartment must submit a separate application.
- Security Deposit – One month’s rent held in escrow must be paid within ten days of acceptance of application to hold apartment. This is refundable upon move-out, less any damages.
Age
All lessees must be of legal age to contract (18 years old).
Occupancy
No more than three residents will be allowed in a one bedoom apartment, and no more than five in a two bedroom apartment.
- Roommates – Each is fully responsible for the entire rental payment and must sign lease.
Pet Policy
One pet per apartment with a refundable pet deposit of one month’s rent and a signed pet agreement. The pet deposit must be paid prior to move-in date. Pets will not be permitted in furnished units.
Rent Payment
The monthly rent is due on the first of each month. There will be a late fee of 5% of the monthly rent charged for all rent paid five days after the due date. A $35 fee will be charged for all returned checks.
RV Lot
Boats, trailers, tractor-trailors and any other vehicle other than a passenger vehicle must be parked in the RV lot. These spots are assigned on a first come, first served basis. If no spot is available, the vehicle will not be permitted on the property until a spot becomes available.
